Property Description:<br>
Property is located at 2231 State Route 29 East. Sidney, Ohio and contains 10.021 acres with the improvements of 3 bedroom home with attached garage and outbuilding. Shelby County Parcel # 38-23-34-300-006. <br>

AUCTION PROCEDURE: The real estate will be offered On-Site at a Live auction event on the 24 th. day of October at 9:30 A.M. The Property will sell to the highest bidder regardless of price.<br>
BUYER’S PREMIUM: A 10% buyers premium will be added to the highest bid to establish the full contract price. For instance if your high bid was $ 150,000.00 + 10% or $ 15,000.00 your total contract price would be $ 165,000.00.<br>
DEPOSIT: $ 5,000.00 shall be required the day of the auction as good faith earnest money. This deposit shall be made payable to Re/Max One Realty and will be held in Escrow until successful closing at which time it will be returned to the buyer.<br>
ACCEPTANCE OF BID PRICES: The successful bidder will be required to enter into a NON CONTINGENT MEMORANDUM OF AUCTION SALE AGREEMENT with the sellers the day of the auction. Your bidding is considered to be a binding contract. <br>
TITLE: At closing the seller shall convey marketable title to the property free and clear of all liens and encumbrances. If the seller’s title is found to be defective the seller shall have the right to remedy the defect within 60 days. If this cannot be done, then, at the option of the buyer, the deposit shall be returned and the auction sale terminated.<br>
CLOSING: The full purchase price is due at closing which shall take place no later than November 30th. 2015.<br>
POSSESSION: Possession of property shall be granted 30 Days after closing. Property does have tenants which are willing to remain at the property.<br>
REAL ESTATE TAXES, UTILITIES: Current Real estate taxes for both parcels are $ 1,142.94 per year. Real estate taxes and assessments shall be pro-rated to the day of closing using the long pro-ration method customary in Shelby County. The seller shall pay all accrued utility bills to the date of possession by buyer. <br>
LEAD PAINT CONTINGENCY: Buyer will waive all contingencies based upon a risk assessment or inspection of the premises for the presence of lead based paint and/or lead based paint hazards, and will receive the pamphlet “ Protect your family from lead in your home “.<br>
SALE CONTINGENCES: Your agreement to purchase this property is subject to no contingencies of any type including financing.<br>
